Are You Buying a Home?

Find the homethat fits your life.

Buying in Vancouver can feel overwhelming. Chris brings clarity to every step, from your first conversation to the day you get your keys.

The Buying Journey

Seven steps, one trusted guide.

  1. 01

    Get pre-approved

Before you fall for a home, know exactly what you can comfortably spend. A pre-approval locks in a rate for a period and makes your offer far stronger.

  2. 02

    Define the right home

We talk through how you live now and how that might change: commute, schools, space to grow, outdoor time. Then Chris maps that to the neighbourhoods and buildings that fit.

  3. 03

    Tour with a critical eye

Chris walks every home with you and points out what photos won’t show: building health, layout quirks, renovation potential and how it’s likely to hold value.

  4. 04

    Write an offer that wins

In a competitive market, price is only part of the story. Chris helps you shape terms, subjects and timing so your offer stands out without overpaying.

  5. 05

    Do your due diligence

Most of these are optional, but they can save you a great deal in the long run.

    • Home inspection. Checks that everything is in good working order before you commit.
    • Property appraisal. Your lender may order one to confirm value for financing.
    • Strata documents. Minutes, depreciation report and bylaws for condos and townhomes.
    • Title insurance. Protects you and your lender from title fraud and certain defects.
  6. 06

    Budget for closing costs

Plan for costs beyond your down payment so there are no surprises on completion day.

    • Property Transfer Tax, with exemptions for eligible first-time buyers.
    • Legal or notary fees and disbursements.
    • Adjustments for property taxes or strata fees the seller has prepaid.
    • Home insurance, required by your lender from the day you take possession.
  7. 07

    Get your keys

Chris stays with you through completion and possession, and long after. Need a contractor, a painter or advice on a renovation? Just ask.

Buying Guide

Not so fast. There are other costs.

Closing costs can affect your offer, your down payment and the mortgage you qualify for. Only a few are optional, so know them from the start.
